Custom Blackout & Sheer Curtains Project in The St. Regis Residences Downtown

Project Overview

Curtain In Dubai received a custom order for a window treatment in an apartment located at The St. Regis Residence, Downtown Dubai. We did the supply & fitting for custom blackout & sheer curtains in a living room and a master bedroom. The entire project took only a single afternoon.

Assessment Of the Apartment

The apartment featured a floor-to-ceiling with a corner window. There was also a wide bedroom glass wall that overlooked the city. Other interior details were cream wall finishes, marble detailing, and light-toned stone floors.

The homeowners wanted sunlight control without covering the views. Afternoon glare affected television viewing and warmed the seating area. Early morning light also disturbed sleep in the bedroom.

We measured every opening and inspected the ceiling recesses for a concealed curtain system.

Choosing the Right Curtains

We recommended a dual-layer arrangement for each window. The first layer was a sheer drape to soften the inflow of UV rays, reduce sun glare effect, and offer subtle privacy. The blackout layer would close behind it when complete darkness was required.

After reviewing samples, the homeowner selected a warm greige blackout fabric with a matte triple-weave finish. Its neutral tone worked naturally with the existing cream and stone palette.

For the front layer, we selected an ivory linen-look voile with subtle texture. Together, the fabrics added contrast without a strong colour change.

Both layers were made with an S-fold wave heading. This style provided regular folds along long spans and stacked neatly around the corner.

Installation Day

Our team arrived with the custom panels cut and finished to the measured drops. We protected the stone flooring and covered the marble areas first.

The installers fitted twin concealed tracks inside the ceiling recess, allowing the sheer and blackout layers to operate independently. Each track was levelled and tested before hanging the curtains.

Our team manually dressed every wave for consistent spacing from ceiling to floor. The hems were positioned just above the flooring for a clean finish.

We tested every panel, checked the centre overlap for light gaps, and inspected the corner return. The apartment was cleaned before final handover.

The Final Result

The curtains created long lines that complemented the apartment’s architecture and overall proportions. During the day, the sheers softened sunlight while preserving the city outlook. At night, the blackout panels provided the darkness needed in the bedroom.
